Comprehensive renovation and modernization for detached house in Grafenried

In May 2024, we successfully completed the renovation project for the Hollenstein family in Grafenried. As a trusted contractor, we were able to carry out a wide range of work to modernize and optimize the energy efficiency of the Hollenstein family's home.

Comprehensive building analysis and planning

Our services began with a thorough building analysis, including a GEAK consultancy report, to obtain a comprehensive overview of the condition of the building. Based on this, we carried out detailed cost calculations in accordance with the guidelines of SIA 112 phases 2 to 5. A video recording of the sewer system enabled us to make an accurate assessment of the wastewater system.

The planning phase included drawing up the construction plans and submitting the planning application. We also dealt with objections and successfully completed the planning phase, including the definition of construction programs, general contractor contracts and subcontractor contracts.

Extensive refurbishment measures

During the implementation of the structural measures, we carried out an energy-efficient building envelope renovation, replaced all the windows and installed a photovoltaic system. In addition, we converted the first floor into living space and installed a modern eat-in kitchen, as well as a balcony door in the south-east façade. The electrical distribution and heating system were renewed, including a new heat pump boiler and underfloor heating on the first floor. The load-bearing structure was reinforced in accordance with the structural engineer's specifications and the sewage system was partially renovated in order to comply with the building permit requirements.

Site management and quality assurance

Our team took over the construction management, developed detailed solutions, kept a construction journal and monitored the costs. Once the work was completed, we carried out the final inspection, rectified any defects and prepared the final invoice. Finally, we carried out a GEAK update to apply for subsidies and ensure that the building meets current standards.
