Energy-efficient renovation of an apartment building: In this project, an existing apartment building is being extensively modernized in two stages. An energy-efficient roof renovation with a PV system, insulated façade, new windows and the subsequent replacement of the oil heating system with an air-to-water heat pump will significantly reduce energy consumption while increasing living comfort for the residents.
Step 1 in 2025: Building envelope and outdoor areas
The first refurbishment stage focuses on upgrading the energy efficiency of the building envelope. The roof will be completely renovated and equipped with a photovoltaic system that produces electricity directly on site. At the same time, the façade will be given an additional layer of insulation. This keeps more heat inside the building in winter and reduces the heat build-up in summer.
Replacing the windows and entrance door not only improves thermal insulation, but also soundproofing and security. A new letterbox system also ensures a tidy and contemporary entrance area, which significantly enhances the first impression of the house.
Upgrading the entrance area and balconies
For greater convenience in everyday life, an intercom system will be installed to make opening the front door easier and safer. The existing balustrades on the balconies will be replaced with lighter balcony railings. In combination with the new balcony coating, the result is a modern, bright outdoor area that opens up the apartments to the outside and invites people to linger.
General painting work inside the building and on selected façade surfaces round off the first step and give the apartment building a fresh appearance without losing the character of the building.
Step 2 in 2026: Away from oil, towards renewable heat
The heating system will be replaced in the second year of the renovation. The existing oil heating system will be replaced by an efficient air-to-water heat pump. This significantly reduces CO₂ emissions, as fossil fuels are no longer required. The oil tank will be dismantled and the previous tank room will be converted into a bicycle room, providing residents with additional practical storage space.
Modern electrical infrastructure and greater safety
To ensure that the new building services run reliably in the long term, the main electrical distribution board is being completely replaced and supplemented with a heat pump. The building is thus optimally prepared for the combination of PV system, heat pump and future energy projects.
The guardrails in the surrounding area will also be replaced. This increases safety around the house and creates a calm, uniform appearance.
State-of-the-art drainage
To complete the energy-efficient renovation, the meteor drainage system will be overhauled. The drainage channels in the parking garage will also be replaced. This will allow rainwater to run off in a controlled manner, protecting the building fabric and ensuring dry conditions in the parking garage.
This staged energy-efficient refurbishment transforms an ageing apartment building into a modern, energy-efficient residential building that consumes less energy, uses renewable resources and offers its residents noticeably more comfort.
